Accommodations

There are two bright sunny rooms in the main house, on the ground floor level. They are decorated in an eclectic mix of antique furnishings; each room has one antique cast iron, full size bed. Although our in house rooms are comfortable and welcoming, they aren’t particularly spacious as we wanted to preserve the charm and atmosphere from the past by keeping the style and original layout of the historic building. For those guests staying longer or needing extra space, we recommend booking one of our other rooms on our property with queen beds or larger. Room #1 has a sink and a private, full size shower and bathroom.

#2 Eaves Room 2 (Full Sized Bed)

#3 Eaves Suite (1 Cal King/2 Twin Beds)

It has been said that The Eaves Suite is possibly the most spectacular and spacious room in town! Covering the entire second floor (~1200 square feet) it makes an ideal romantic hideaway, honeymoon suite or family base. The Eaves Suite has lovely views of the Zion mountains to the north and south from the quaint cottage style windows and to the West through the stunning old church window. The Eaves Suite has a California King bed, a Day bed which comprises two twin beds, and an additional single twin bed. The suite has vaulted ceilings & contains a basic kitchenette with microwave, fridge, tea kettle and coffee maker. The private bathroom has an antique painted claw-footed roll top tub with tap/mixer/European-style shower. The Tub and combined shower are tucked 'Under The Eaves'. $50 for each additional person.

#4 The Garden Cottage Room 4 (1 Queen Bed)

Behind the main house sits the Garden Cottage, overlooking the terraced gardens. The Cottage was originally built in ~1928 as one of the Zion National Park Lodge properties; it was relocated to Under The Eaves in 1989. The two rooms on the main level each have a private entrance, have one queen size bed and private shower/bathroom decorated with stained glass windows. Both rooms are snug and cozy with old world charm; each have their own air conditioning.

The Garden Cottage Lower Level The Hiker's room is in the basement of the garden cottage and has a large window looking up into the garden. The room is cool in summer and snug in winter. This bedroom contains 2 single size beds. There is a full en-suite private bathroom with tub. This room has its own outside entrance.

#7 The Garden Cabin (King Bed)

Behind the main house sits the serene Garden Cabin. Originally a wood shop and then an artist studio, it is now our most private room in a free standing building overlooking the terraced gardens and the Main House. It has a private entrance, one king size bed and a large private shower/bathroom. Barnwood walls and old world decorations offer a retreat that is romantic, cozy and relaxing.

#8 Sandstone Suite (1 Cal King)

The Sandstone Suite is our largest accommodation at Under The Eaves Inn and is a multi level living space. You can enjoy views of Zion Canyon from the large front porch as you enter your private entrance of the historic home. The main floor of the Sandstone Suite includes a comfortable, well furnished living room with library, a dining room, and a fully equipped kitchen. Views of Zion Canyon be enjoyed from its windows. The spacious lower level comprises a California King bed and ensuite full master bath with clawfoot tub and full shower as well as an additional sitting area. The "sandstone" is a reference to the oversized sandstone blocks that make up the foundation walls of the historic Inn. It has 8ft ceilings and large windows offering lots of natural light. The downstairs area stays cool in the summer and warm in the winter. The Sandstone Suite is the most unique rental experience in Springdale, offering a historic charm not found anywhere else in town.

Under The Eaves Inn Policies

Check-In Procedure:
We have no front office. You will receive an email and text the morning of your arrival with a key code to enter your room starting at 3pm. If arriving before 3pm, you are welcome to park in our lot and use the free town shuttle to access the park and enjoy your day in Zion. Please do not hesitate to call or text us if you have any questions.

Check-out Procedure:
Checkout is by 10am. Please make sure you leave the parking pass and breakfast voucher in your room when you leave. Consider leaving your room door ajar to help our cleaners know you have left and your room is ready to clean..

Breakfast:
Breakfast is included with your stay. You may choose one entrée and drink at Oscar's Cafe, which is located just east of the property. Please note that gratuity is not included. Breakfast at Oscar's is generally available between 7–11am daily. During the off-season, Oscar's may not open until 8am.

Cancellation Policy
Because we are a small inn with only eight rooms, we lose money on cancelled reservations and must enforce a cancellation policy (per each room reserved). If you need to cancel for any reason, please give as much notice as possible to allow us time to re-rent the room.
All cancellations are subject to a $45 cancellation administration fee.
Prior to 14 days: If cancellations are made 14 days prior to your arrival date, your deposit will be refunded (less a $45 per room cancellation fee).
Less than 14 days: If cancellations are made less than 14 days prior to your arrival date, your deposit (less a $45 per room cancellation fee) will be refunded only if we are able to re-rent the room(s) for the full reserved time period. If we are not able to re-rent the room(s) for the full reserved time period, you will be responsible for the full amount of all vacant nights.

Deposits
To confirm your reservation, a one night deposit (per room) plus tax is required. The balance of your reservation is due two weeks prior to your arrival and will be charged to your card on file.

ANGEL'S LANDING PERMIT PROCESS
Permits for Angels Landing (the last half mile chained section) are required. The trail to Scout's Lookout does not require a permit. There is also a "day-before" lottery. More details on the permit program are available on the Zion National Park website - go.nps.gov/AngelsLanding.

Parking
We have one parking spot available per room. No campers or trailers please.

Common Room
A small common room located in the basement of the Garden Cabin is available 24/7. It contains a full size refrigerator/freezer, microwave and Keurig coffee maker. Note: this has no seating area.

Smoking
Sorry, NO SMOKING in rooms, individual patios, or common courtyard/lawn areas..

Room Capacity
All rooms, with the exception of the Eaves Suite and Sandstone Suite, have a maximum capacity of two persons. If more than two people arrive for a room greater than the capacity limit, you will be responsible for the full payment and the additional party will be denied lodging.

Well behaved children 8 years of age and older are welcome, please call to make arrangements.

Pets
No pets allowed.

We do not have any TVs. The surrounding views are unparalleled and deserve your full attention. We do have a fiber optic internet line and excellent WiFi service.
